Set Up Fee | Fully Managed

Peter Heron will market your property following our initial valuation visit, match your property to our registered tenant database, arrange accompanied viewings, find a suitable tenant for your property, run a full tenant referencing check with credit scoring, organise a detailed inventory and all the relevant necessary legal work including arranging Assured Shorthold Tenancy Agreements, as well as carrying out regular property inspections, taking photographs at every visit to create an in-depth inspection report.

We will collect and remit the monthly rent received, pursue non-payment of rent, and provide advice on rent arrears actions. Within our fully managed service, our experienced lettings team will liaise with your tenants on a regular basis, ensuring your property is maintained to a suitable condition. Any repairs or faults with the property will be fully managed by our lettings team, under your supervision and guidance.

This comprehensive service is the most popular among our landlords.

  1. Set Up Fee: 1x MONTH’S RENT – including VAT and your first month’s management

  2. Management Fee: 12% of the monthly rent + VAT (14.4% total)


Set Up Fee | Tenant Find / Let Only

With this service, we will market your property following our initial valuation visit, match your property to our registered tenant database, arrange accompanied viewings, find suitable tenant(s), run full tenant referencing, and complete all the necessary legal work, including arranging Assured Shorthold Tenancy Agreements and collecting the first month’s rent. We will then hand over the management of the property to you.

Fee: 1x MONTH’S RENT – including VAT


Rent Collection Fee | Tenant Find / Let Only

This service includes marketing, viewings, tenant referencing, legal documentation, collection and transfer of rent and deposit, and ongoing rent collection.

Collection Fee: 7% + VAT (8.4% total)


Additional Services and Fees

These services are charged separately and in addition to any of the above packages. All fees below are + VAT, with the total amount shown in brackets.

  1. Inventory & Schedule of Condition: Price depends on property size and style – estimates available upon request.

  2. Tenancy Agreement (new tenancy): £200 + VAT (£240)

  3. Amendments requested by solicitor: £50 + VAT (£60)

  4. Service of Notices (when not managing): £100 + VAT (£120)

  5. Void Period Visit / Additional Visit: £30 + VAT per visit (£36)

  6. Contractor Instruction (during void or unmanaged): £30 + VAT (£36) plus contractor cost. Advance payment required.

  7. Supervisory Commission (contractor work): 10% of total work cost + VAT

  8. Refurbishment Supervision: 10% of total cost, minimum £250 + VAT (£300)

  9. Non-Resident Landlord Admin Fee: £25 + VAT per quarter (£30)

  10. TDS Membership Fee: £40 + VAT annually (£48)

  11. TDS Adjudication Preparation: £60 + VAT (£72)

  12. EPC Preparation: £100 + VAT (£120)

  13. Gas Safety Preparation: £70 + VAT (£84.00)

  14. EICR Preparation: £160 + VAT (£192.00)

  15. Court Attendance: £50 + VAT per hour (£60)

  16. Key Cutting: £10 per key + VAT (£12)


The Agent may deduct any due fees from the tenant’s deposit where legally permissible and may retain the holding deposit in the event of a legally valid reason for doing so.
