Welcome to the March 2026 Property Market Comment
The resilient Sunderland residential housing market is certainly performing well so far in 2026 and there's genuine cause for optimism. While we've navigated some choppy waters over the past few years, the fundamentals are increasingly pointing in the right direction.
Buyer confidence is still strong. Mortgage rates, though still above the ultra-low levels we once enjoyed, have stabilised considerably, making homeownership calculations more predictable. We're seeing serious, motivated buyers actively searching for their next home, not just browsing. The Bank of England's cautious approach to interest rates has helped restore some certainty to the market, which is exactly what both buyers and sellers need.
What's particularly encouraging is the quality of enquiries we're receiving. These aren't tyre-kickers; they're people with deposits saved, mortgages agreed in principle, and a genuine intent to move. First-time buyers remain very active (and represent nearly 40% of the market) whilst people looking to upsize are taking advantage of the current conditions before the spring market heats up.
Well-presented, correctly-priced, properties, are receiving offers within days, sometimes even above asking price. This isn't hype - it's simple supply and demand. It’s good to see that there were about 1.2m transaction across the whole of the UK last year, and this year is projected to be more or less the same.
