If you’re thinking about moving this autumn, you may be wondering whether now is a good time to put your home on the market. The national headlines offer mixed messages: asking prices rose in September, yet buyers have more properties to choose from and are being more careful about what they spend.

That feels closer to the truth than saying the market is either booming or standing still. People are still moving. The difference is that a seller has to give buyers a good reason to choose their home.

What has changed this September?

Rightmove reports that the average asking price of a newly listed home rose by 0.7% in September to £367,440. At the same time, the number of homes available for sale reached a 12-year high for this time of year, while buyer enquiries were 9% lower than a year ago. These are national figures, so they won’t tell you what an individual home in Sunderland is worth. They do show why buyers can afford to compare their options carefully.

There has also been an autumn lift in activity. In the first week of September, Rightmove recorded a 7% increase in buyer demand in the North East compared with the preceding week. It’s an encouraging sign for anyone planning a move, although one busy week does not guarantee a quick sale for every property.

For sellers, the first asking price matters

It’s tempting to start a little high and see what happens. You can always reduce the price later, can’t you?

You can, but your home will usually attract its closest attention when it first appears on the portals. If buyers compare it with similar properties and decide it looks expensive, you may miss some of that early interest. A later reduction can bring people back, but it means having to win their attention twice.

Rightmove found that 74% of homes sold so far in 2026 did not need an asking price reduction. That doesn’t mean pricing low. It means choosing an asking price that makes sense alongside the other homes your likely buyers will see.

That comparison has to be local. A buyer considering a family house in Tunstall may weigh up different things from someone looking for a flat near the coast in Roker or Seaburn. Recent comparable sales, the condition of the property, its presentation and the homes currently competing for viewings all matter more than a national headline.

For buyers, more choice is useful - but look beyond the price

More choice does not mean every asking price has room for a large reduction. A home that is well presented and sensibly priced may still attract several interested buyers.
