£27,500 basic – £37,500 DOE (uncapped commission with OTE £45,000+)

The Opportunity
We are looking for an experienced and motivated Sales Negotiator or Senior Sales Negotiator to join our successful sales team. This is a key client-facing role where you will manage the full residential sales process—from instruction and buyer registration through to offer negotiation and completion.
For the right candidate, this role offers the opportunity to take on greater responsibility, contribute to branch performance, and progress within a well-established and respected agency.
Key Responsibilities
Manage the full sales journey from instruction to completion
Register, qualify, and match buyers to suitable properties
Negotiate offers to achieve the best outcomes for clients
Maintain strong relationships with vendors, buyers, solicitors, and other third parties
Progress sales efficiently and proactively
Deliver consistently high levels of customer service
Ensure compliance with all regulatory and company procedures
Contribute to the ongoing success and growth of the sales department
About You
Proven experience in residential estate agency sales (essential)
Strong negotiation skills with a track record of achieving results
Target-driven, commercially aware, and highly organised
Confident communicator with excellent relationship-management skills
Able to thrive in a fast-paced environment and manage multiple priorities
Knowledge of the Sunderland property market is advantageous
What We Offer
Competitive basic salary £27,500 to £37,500 DOE with uncapped commission (£45,000 +)

Property Manager - Basic Salary £27,500 - £35,000 DOE

We are currently seeking an experienced and highly organised Property Manager to join our dedicated lettings team at our Fulwell branch. This is an excellent opportunity for a property professional looking to advance their career with a respected and well-established local agency.
Key Responsibilities:
Working alongside our Lettings Manager and offering a supporting role with the day-to-day management of a portfolio of residential rental properties
Act as a point of contact for landlords and tenants, addressing queries and resolving issues promptly and professionally
Coordinate property maintenance, repairs, and routine inspections, ensuring compliance with health and safety regulations
Manage tenancy renewals, rent collection, arrears, and deposit returns
Complete Inventories, Tenancy Inspections and Check Out Inspections
Liaise with contractors, suppliers, and third parties to ensure efficient property management service delivery
Maintain accurate records and ensure compliance with legal and regulatory requirements
Candidate Requirements:
Proven experience in residential property management (ideally within an agency environment)
Sound knowledge of current lettings legislation and compliance obligations
Strong organisational skills and attention to detail
Excellent written and verbal communication skills
Ability to work independently and manage multiple tasks in a fast-paced environment
Full clean UK driving licence and access to a vehicle
Proficiency with Property Management software (e.g. Alto PM, or similar)
